What can change your price?

Starting prices depend on grass choice, lawn size, access and preparation. We add fresh nutrient-enriched compost/topsoil and smooth the surface. Severe grading, extra soil, irrigation repairs, difficult access and heavy debris removal cost extra. Drainage problems must be addressed first.

BEFORE YOUR NEW LAWN GOES IN

A fresh start for your lawn.
A watering plan for Irving.

Budget for the grass, then make sure the first weeks of care are ready. Here are the local checks to make before installation day.

Watering rules, establishment and aftercare

Check your water source and schedule

Irving publishes twice-weekly watering guidance and a 10 a.m.–6 p.m. restriction from April through October. Confirm the current schedule and the rules for your water source.

Read Irving’s Watering Guidelines ↗

Ask about a new-landscape variance

Irving accepts requests for temporary additional watering. Approval isn’t automatic: provide the reason, affected area and requested dates. Confirm inspections and the approved period with the city before relying on extra watering.

Request an Irving Watering Variance ↗

Follow the lawn as it establishes

Use rooting, moisture and first-mow checkpoints alongside the city’s approved watering conditions.

City resources checked October 4, 2026. Confirm current requirements for your address. Irving identifies alternative water-source exceptions; don’t assume your property uses the city’s standard irrigation supply.

Explore permit guidance by project

Include your address and planned work in your request. Send any HOA rules or approvals you already have. They'll help us work out what needs to happen first.

LOCAL QUESTIONS

Irving landscaping questions

Can I water new sod more often in Irving?

Ask Irving about its temporary irrigation variance before scheduling around extra watering. The application requires project details and city approval. Confirm the authorized dates and conditions instead of assuming an exemption. See the city application ↗.

Does my neighborhood association also need to approve the work?

Check the requirements applicable to your property. Valley Ranch’s association explicitly includes landscaping in its exterior-change review. Association approval doesn’t replace any required city approval.

Do you also serve Las Colinas and Valley Ranch?

Yes. Both have their own service-area pages with neighborhood planning context. Send the full address so the planned work and any association requirements can be discussed.

Can I request sod installation on its own?

Yes. Our minimum installation is one pallet, covering 450 square feet. Send your approximate lawn area and photos. Explore sod installation or use the calculator above.

Do I need irrigation before sod is installed?

Yes. Plano Landscaping will NOT install new sod on lawns without irrigation. Discuss sprinkler installation or repairs before sod work is scheduled.

Which grass should I choose?

Think about sunlight, how you use the lawn and the care you can give it. We offer Bermuda, St. Augustine and Zoysia. Our Zoysia choices are Palisades, Zeon, Emerald and Cavalier. The grass comparison guide explains the tradeoffs.

What can change the estimate?

Old-material removal, preparation, access, extra grading, drainage and irrigation can change the job. Use the calculator to start your budget. We'll assess the property and put the final work and price in writing.

How soon can the work begin?

The work, access, materials, weather and our availability all affect the start date. Tell us when you'd like it done. We'll discuss a realistic date after looking at the project.

Do I need a full design before contacting you?

No. Send photos, a simple sketch and a description of what you want. If you need formal plans or approval documents, ask about those separately. A full 3D design isn't automatically included.

Are the project photos from Irving?

The before-and-after photos below show our actual work, but we haven't identified them as jobs in this service area. Other landscape photos are labeled as illustrations. Browse our project gallery.
